Why a Concrete Patio Cracks in the Central Valley (and How to Prevent It)

If you own a home in Fresno or Clovis, you’ve probably seen a neighbor’s patio start to show hairline cracks within a few years of being poured — sometimes sooner. Concrete is durable, but it isn’t invincible, and the Central Valley presents a specific combination of soil and climate conditions that punish shortcuts. The Central Valley Soil Problem

Much of the San Joaquin Valley sits on expansive clay soils, particularly in older Fresno neighborhoods and out toward Madera County. These soils contain high concentrations of montmorillonite and similar minerals that absorb water and swell in winter, then shrink and pull apart as they dry out in summer. That’s known as the shrink-swell cycle, and it’s brutal on anything poured on top of it.

When the ground under a slab expands unevenly after a wet winter, then contracts during a dry August, the concrete above it has no choice but to move. If the slab wasn’t designed to accommodate that movement, it cracks. Not might crack — will crack.

Summer Heat and the Curing Window

Concrete gets its strength from a chemical reaction called hydration, which needs moisture and reasonable temperatures to complete properly. Pour a slab at 105 degrees in July, which is common in Clovis and Fresno, and the surface water evaporates faster than the concrete can use it. The result is a weaker, more porous slab that’s already predisposed to surface cracking, spalling, and crazing.

Control joints need to be cut within the first 24 hours, spaced no more than about ten feet apart, and cut deep enough (roughly a quarter of the slab thickness) to actually control where the concrete cracks as it shrinks.

Curing Is Not Optional

Curing is the step homeowners rarely see and contractors most often skimp on. After a summer pour in Fresno, a slab should be kept damp or covered with curing blankets or plastic for at least seven days. A spray-on curing compound is the minimum. Skipping this step in Central Valley heat can cost a slab up to half of its potential strength, and it dramatically increases the odds of surface cracking within the first year.

Good crews plan pours for early morning, use evaporation retarders when necessary, and don’t disappear the moment the concrete is troweled smooth. That follow-through is what separates a patio that lasts twenty-five years from one that looks tired at five.

Drainage and the Long Game

Even a well-built slab will suffer if water is allowed to pool against it or run under it. Patios should be sloped away from the house at about a quarter inch per foot, and downspouts should discharge well past the slab edge. In yards with heavy clay, a French drain or a properly graded swale can keep the subgrade from cycling between saturated and bone-dry, which is what drives most long-term movement.

Sealing the concrete every few years also helps. It slows moisture intrusion into the slab itself and protects the surface from the freeze-thaw events that occasionally hit the Valley in winter.
