How to Read Your Water Bill and Cut Landscape Waste This Summer

By the time August rolls around in the Central Valley, most homeowners have already resigned themselves to a summer water bill that stings. But that bill is more than a number to grit your teeth at — it’s a diagnostic report on your irrigation system. Read it carefully in June or July, and you can catch problems before they double your usage for the rest of the season.

Start With the Units, Not the Dollars

The City of Fresno and the City of Clovis both bill water in units called CCF, or hundred cubic feet. One CCF equals roughly 748 gallons. If your bill shows 40 CCF for the month, you used about 29,920 gallons. The dollar amount fluctuates with tier pricing, but the CCF figure tells you exactly how much water passed through your meter, which is what you actually need to troubleshoot a landscape.

Look for the small usage history graph most utility bills include. It typically shows 12 to 24 months of consumption. That visual is the fastest way to spot trouble — a normal Fresno home might use 8 to 15 CCF in winter and 30 to 60 CCF in peak summer, depending on lot size. Anything above that curve deserves a closer look.

Compare This Summer to Last Summer

Year-over-year comparison is more useful than month-to-month, because summer usage naturally climbs from May through August. If June 2024 was 32 CCF and June 2025 is 48 CCF on the same landscape, something changed. Common culprits include a cracked lateral line, a stuck valve that runs longer than programmed, a broken sprinkler head hidden behind a shrub, or a controller someone reset after a power outage without restoring the original schedule.

A 30 to 50 percent jump with no change in landscape or household size almost always points to irrigation. Occupancy changes, a new pool, or a hot-tub fill can explain a spike, but if none of those apply, your system is the suspect.

Run the Meter Test

Your water meter is the most honest tool you own. Find it near the curb, lift the lid, and note the reading with all water off inside and outside the house. Wait 20 to 30 minutes without flushing, running the dishwasher, or triggering the irrigation. If the reading changes, you have a leak somewhere between the meter and your fixtures.

Many meters also have a small triangular or star-shaped leak indicator that spins when any water is moving. If it’s turning with everything shut off, that’s confirmation. Underground irrigation leaks are the most common cause in Fresno and Clovis homes built in the 1980s and 1990s, when PVC laterals were installed shallow and have since been stressed by clay soil movement.

Audit Your Sprinklers Zone by Zone

Set the controller to manual and run each zone for two or three minutes while you walk the yard. You’re looking for heads that don’t pop up, heads that geyser straight into the air, misaligned spray hitting the driveway or fence, and soggy low spots that suggest a cracked pipe below. Rotor heads that spin unevenly or drip after the zone shuts off usually need new seals or nozzles, not full replacement.

Drip zones deserve extra attention. Emitters clog with hard-water scale, and a chewed line behind the shrubs can run for years unnoticed because the water disappears into the soil instead of pooling. If a drip zone’s runtime has crept up over the seasons to keep plants alive, the system is leaking pressure somewhere.

Match the Schedule to the Season and the Soil

Fresno clay and clay-loam soils absorb water slowly. Long single run times cause runoff into the gutter, which shows up on your bill without ever benefiting the lawn. The cycle-and-soak method — running a zone for five to seven minutes, waiting an hour, then running it again — delivers the same total water with dramatically less waste. Most modern controllers can be programmed this way in a few minutes.

Also confirm your controller adjusted for the season. A schedule set in April for a mild spring will overwater by 30 percent when temperatures hit triple digits, because the plants need more, but you probably already increased runtimes manually. What often gets missed is dialing back in September, when evapotranspiration drops fast and lawns need noticeably less.

Know When to Call for Sprinkler Repair

Some fixes are genuinely DIY: swapping a broken spray head, cleaning a clogged nozzle, adjusting an arc. Others are worth handing off. Valve diaphragm replacements, mainline leaks, wiring faults between the controller and the solenoids, and pressure-regulation issues take specialized parts and time to diagnose correctly. If you’ve walked the yard, tested the meter, and still can’t account for the extra CCF, a professional sprinkler repair in Fresno or Clovis will typically pay for itself within one or two billing cycles.

A good technician will pressure-test the mainline, check each valve, verify controller programming, and document what was found. Ask for the diagnosis in writing so you can compare it against next month’s bill and confirm the fix worked.
