What That Yellowing Grass Is Telling You: A Fresno & Clovis Lawn Guide
Yellow patches in your Fresno or Clovis lawn can mean iron deficiency, fungus, heat stress, or overwatering — and the fixes are very different. Here's how to read what your Central Valley turf is actually telling you before you spend money on the wrong treatment.
By the time June settles over Fresno and Clovis, lawns are doing one of two things: holding a deep, even green or breaking out in yellow patches that seem to spread overnight. If you’re wondering why your grass is turning yellow as the Central Valley heats into the 100-to-105-degree stretch, the honest answer is that yellowing is a symptom, not a diagnosis. The same color change can point to a nutrient gap, a fungal infection, heat stress, or too much water — a real risk now that California water-use restrictions force every homeowner to make each gallon count. Treating the wrong cause usually makes the problem worse, so it pays to slow down and read what the lawn is actually telling you.
Iron Deficiency: The Pale, Lime-Green Look
Iron chlorosis is one of the most common causes of yellowing in San Joaquin Valley lawns, and our alkaline clay-loam soils are the reason. The classic sign is grass that turns a pale, almost lime-green color while the veins of the blade stay slightly darker. It usually shows up first in the newest growth on tall fescue, and you’ll often see it concentrated near sidewalks, driveways, foundation lines, or anywhere concrete has nudged soil pH higher.
Piling on more nitrogen will not fix this. In fact, pushing nitrogen onto an iron-deficient lawn can deepen the yellowing and waste water as the turf strains to use fertilizer it can’t process. A chelated iron product applied in the early morning, before temperatures climb past the mid-80s, usually greens things up within a week. The longer-term fix is soil chemistry: core aeration to break up our compacted clay, compost top-dressing, and avoiding high-phosphorus fertilizers that lock iron out of the root zone.
Fungal Disease: Brown Patch and Summer Decline
If the yellowing appears in roughly circular zones, or as thinning patches with grass that pulls up easily from the soil, you’re likely looking at a fungal problem. Brown patch is the bigger concern in tall fescue lawns once nighttime lows stay warm and humidity spikes after an irrigation cycle. The blades yellow at the base, the roots shorten, and the turf loses its grip on the heavy Valley clay underneath.
Fungal issues need a fungicide labeled for the specific disease, applied according to the soil temperature and humidity conditions on the label. Just as important, raise your mowing height (3 to 3.5 inches for fescue, 1 to 1.5 inches for Bermuda), water deeply but less often, and shut down any evening irrigation. Fungus thrives on leaf blades that stay wet from dusk to dawn — exactly what happens when sprinklers run after sunset on a warm Clovis night.
Heat and Drought Stress
A Fresno summer is relentless: weeks of triple-digit afternoons, single-digit humidity, and almost zero rainfall from May into October. When grass yellows from drought stress, the pattern follows the sun. South- and west-facing slopes go first, strips next to driveways and block walls follow as reflected heat cooks the crowns, and footprints linger in the turf because the blades have lost their springiness. The color is more of a dull straw than the bright pale of iron deficiency.
The fix is irrigation discipline rather than volume — which also keeps you inside local watering-day restrictions. Aim for roughly one inch of water per week for tall fescue (a bit less for Bermuda, which handles heat better), delivered in two deep, pre-dawn sessions. Deep watering trains roots to push down into the clay-loam profile, which is exactly what your lawn needs to survive July and August. Overwatering and Poor Drainage
The frustrating twist is that yellow grass in the Valley often means too much water, not too little. Our clay-loam soils hold moisture far longer than sandy soils do, and saturated ground starves roots of oxygen. The blades respond by yellowing from the base up. You’ll often see this in low spots, along fence lines where runoff collects, or in zones served by a stuck or misaligned sprinkler head.
Before adding anything to the lawn, check your irrigation run times and look for soggy areas an hour after a cycle finishes. If the soil squishes underfoot, cut back. Many controllers in Fresno and Madera County are still running spring schedules deep into summer, which delivers far more water than established turf needs once the root system is mature — and pushes your bill straight into the next tier. Persistently soggy low spots may also signal a grading or drainage problem that needs a real fix, not more fertilizer.
How to Tell the Difference Before You Treat
A quick field test saves a lot of guesswork. Pull a small plug of yellow grass and look at the roots. White and fibrous suggests a nutrient or watering issue. Short, dark, or mushy roots point to fungus. Then read the pattern:
- Uniform pale color across a wide area usually means iron or nitrogen.
- Sharp-edged circles or arcs mean disease.
- Sun-mapped yellowing on west and south exposures means heat stress.
- Low-spot yellowing means drainage or a stuck sprinkler.
Finally, check the blade itself. Iron chlorosis leaves green veins on a yellow blade. Drought leaves the whole blade dull and folded. Fungal blades often show lesions or a watermarked band near the base. These small details point you to the right treatment instead of a shotgun approach that wastes water and money.

Push the screwdriver into the soil in three or four spots to gauge moisture and compaction — in healthy Valley clay-loam it should slide in about six inches with steady pressure. If the lawn doesn’t respond within two weeks, get a second opinion before the peak heat of late July locks the damage in.
